WTF Allergies

So many more people living outside the metro areas now. Definitely wreaking havoc in more rural areas. We bought our ~2300 sq ft house on 2 acres for $385k 4 yrs ago. It is now assessed at just under $600k. Prior to that the prices here had been stable to the point that I would have been fine with just getting the price I paid for it when we eventually leave here.
 
In the process of selling my house as we speak, to upgrade after. The market is fucked right now. I had a deal all but done this weekend but the buyer got cold feet and claimed they didn't get mortgage approval (which was a lie of course). Now another couple is lowballing to shit and even their agent is trying to convince them to pay up and close the deal but they're scared. Nothing out there is selling right now as we drift into price discovery mode amidst rapid rate hikes. The goal for me is to get market value for my house right now and wait a month or 2 for another leg down and hopefully catch a seller with their pants down on my upgrade. Looks good on paper, but it's never that easy.
 
it's all relative though. we left Ontario in part because housing prices here were much cheaper. property values have increased like 200% in some places since the fucking pandemic alone.

Upper Canadian are routinely bidding six figures over asking (sometimes sight unseen) and forcing local out of the market. Good example - our neighbours moved here from Sudbury back in 2021. it took them the better part of a full year before they found a property that fit their parameters... friend's sibling sold his place in Toronto, then paid way over asking for a house out in Fall River here. for him, it was a steal, but there's now a Nova Scotian priced out of the market as a result.
Honestly my goal is to summer in Canada and spend winter in Panama/Costa Rica in 5 years. My job looks like I could go 100% remote, so grabbing a place in NS or elsewhere in Canada is appealing.
 
Btw you will be happy to know that the days of bidding six figures over asking are over in Ontario. Pro tip tho: asking price means nothing. People list low intentionally to drive up bidding wars and so the agent can advertise that he "sold well over asking".

Prices are still obscene and have a long way to go to get to reasonable levels but houses are now sitting for 1-2+ months and usually sold under asking. Kinda like the old days. They will continue to drift downwards in the coming months I suspect.

Nah, not water view. Into relative big boy numbers for that size or bigger with a view or waterfront. 1.3ish to start.

At 350 you've got the choice of a solid 2 bd condo with a great view or a really nice house 3x the size without on.
